A Utah lease is made between tenants and landlords in the state of Utah in the United States, whereby the rights of both parties are protected and the various terms and conditions of the lease are laid down. There are certain special rules in the state of Utah although most of the terms are similar to other states. For example, in Utah the security deposit must be returned to the tenant 30 days after the latter moves out. The landlord must keep the premises in good condition and provide a clean and safe environment. He is responsible for all the major maintenance work and maintaining any common areas, and the rest is taken care of by the tenant.

The landlord cannot enter the premises without giving a 24-hour notice to the tenant except in case of emergencies. The tenant must pay the rent on time or he can be evicted after being given a notice. Tenants can’t be discriminated on the basis of their race, color, religion etc.
